For over 20 years, I served in local government in Mt. Juliet, Tennessee, one of the fastest-growing cities in the country. During this time, I have helped many projects move from the initial purchase to completion. I take pride in my contributions across commercial, residential, and industrial developments. Our goal has always been to promote growth fairly, ensuring that development benefits both the city and its residents using a practical, common sense approach to the developments.
I founded this company to share the knowledge I’ve gained over the years to support others in development. I assist clients in understanding what local governments and engineering firms require for approvals and entitlements. Additionally, I have worked on projects outside of the city to learn about planning and permitting processes, which helps speed things up. With any development, time is money so wework to expedite every part of the development process.
Foundation Development Advisors can handle the entire process of purchasing property, negotiating contracts, and submitting plans. We work closely with engineers to ensure all plans are submitted to the planning staff, planning body, and legislative body efficiently. Once this is complete, we can secure all necessary permits quickly, saving you time and increasing your profits.

Phase I
Property Under Contract
Foundation Development Advisors will help you put together your contract and get the property locked down so you can move forward with your due diligence. We are licensed real estate agents and can negotiate, if needed, or execute contracts. We already have a healthy portfolio of successful projects and would love to add yours to our list.
Phase II
Putting together your submittals
At Foundation Development Advisors we have years of experience working with engineers to determine use, density, and all other aspects of any development project, both commercial, industrial, or residential. With our knowledge and experience, the project will already have been vetted to meet all aspects of use and zoning before making the timely submittals.
Once the submittals have been made, our representatives will walk your project through the necessary meetings with the jurisdictional representatives and will track those meetings, with the engineering group, to make sure everything stays on track and will expedite your project through the process to avoid unnecessary delays that cost development companies, potentially, hundreds of thousands of dollars due to monthly meeting deadlines not being met or communication delays.
Our group will take your project through the legislative processes, planning staff, planning commission, legislative body, knowing your goals must be met in the development arena but also financially. If your goal is to get the necessary approvals and market the project, Foundation Development Advisors has all the tools available to bring a buyer to the table and successfully navigate the sale.
Phase III
Permitting
Once your project has been granted all necessary approvals, Foundation Development Advisors can handle all aspects of permitting your project.
Having knowledge, experience, and understanding of the various departments with the various local governments gives your representative perspective in gaining permits in an expedited time frame, saving, again, potentially thousands of dollars that would cut into the project profit margin.
Phase IV
Paying the Piper
In many instances, a consulting fee is paid to companies that rival that of the engineering companies. That is not the case with Foundation Development Advisors. Our fees and our service are designed to work with the engineering companies, if necessary, to help them get your project off the ground. An initial fee is required to lock in a mutually agreed upon contract, after that, the fees are based on successful completion of every phase. If we are not successful, you do not pay us.
